Why choose our commercial conveyancing services?
Navigating the complexities of commercial property transactions can be daunting, but with Brown & Co Solicitors, you’re in capable hands. Conveyancing describes the process by which legal title is transferred from one person to another. Many firms have a “factory approach” to conveyancing in which you are just a “number”, but we take pride in a personal approach to commercial conveyancing and put your needs at the heart of everything we do. We keep you informed throughout the conveyancing process and have robust internal standards that have received a high approval rating from our customer base. We also have anti-money laundering procedures to guard against fraud and to keep your money safe. Why not get to know our team and contact us for more information now?
We will carry out the following:
-
Assess the business goals and priorities behind the transaction to inform the work we do for you
-
Make relevant searches against the title
-
Review relevant documentation, e.g. leases, which will affect the purchase
-
Review and advise upon any employment issues which may be involved, e.g. transferring employees under The Transfer of Undertakings (Protection of Employment) Regulations 2006
-
Pre-contract inquiries
-
Request or provide relevant reports, e.g. asbestos report, CPSE questions and replies, planning/building control permissions
-
Exchange of contracts
-
Report on title
-
Advise and assist in relation to any planning issues, e.g. change of use for any new business (if applicable)
-
Comply with internal procedures, e.g. Resolution of purchasing/selling the company
-
Make relevant entries at the HM Land Registry
-
Completion involving receipt or transfer of payment and accounting to the client for the balance of funds.

How long will commercial conveyancing take?
The commercial conveyancing process typically takes between (8-12) weeks. It can be longer if certain factors arise, but we keep you informed and updated every step of the way and minimise complications and delays wherever possible.

How much will it cost?
Our fees differ depending on whether the property being sold/purchased is freehold or leasehold and the value of the sale/purchase. In addition to our fees, you may be liable to pay Stamp Duty Land Tax, which is a tax that buyers of property in England and Wales are required to pay. There is relief available for first-time buyers. When you choose Brown & Co Solicitors, you can be sure that we will calculate the Stamp Duty payable and confirm this at an early stage in the transaction.

"I have sold and bought commercial properties and instructed Winston. He has been absolutely efficient, available and conducted the conveyancing with great attention to detail. I would definitely wholeheartedly recommend his services. In fact my buyer was quite envious of my service from Winston and wanted to instruct him. The reception staff have been great and always passed messages concisely and in a timely manner."
